We're
pleased to offer a website where you can get a current estimated
value of your home. The site is fast, free and completely
confidential. In most cases, you'll get a value within seconds.
There's no cost for this service, it's being provided by the
credit union as a benefit to our members. Unlike some sites
that result in unwanted calls from real estate agents, mortgage
brokers and telemarketers, no one will contact you as a result
of your request. You can even request a quarterly update of
your home's value by e-mail.
While the value generated on this site
cannot be used to determine eligibility for a home equity
loan (only a full appraisal can do that), it can give you
an idea of how much equity you may have. To estimate whether
you have enough equity to qualify for a home equity loan,
use the following formula:
Multiply your current home value by .8
(we'll lend up to 80%). From that number subtract the balance
of your first mortgage and any other mortgages or home equity
loans on the property. The remainder is the amount for which
you may apply.
For example, let's say your home's current
value is $300,000. Multiply that by 80% which results in $240,000.
Assuming you have a first mortgage with a balance of $120,000
and a second mortgage with a balance of $20,000, you could
apply for a home equity loan of $100,000.
